Clearwater Florida is the second largest city in Pinellas County, which is the most densely populated county in Florida. It is part of metro Tampa Bay with a population of 3.8 million which spans 4 counties.  Pinellas has a population of almost one million and includes 24 separately incorporated cities, with the largest cities being St Petersburg and Clearwater.  The south part of the county is known as the greater St Petersburg area and the north part as the greater Clearwater area.

Pinellas county is on a peninsula and so is land locked on three sides – about 5% of its land is undeveloped. As a result a lot of the new development is in the form of high rise condo buildings. Mobile home parks are being purchased and cleared to make way for new housing.

Clearwater and its greater area boast beautiful beaches and Clearwater Beach is known as one of the best in America. Recent developments include a new high span bridge to the beach, and new boardwalk along the beach and new luxury hotels on the beach along with new beautiful condo buildings.

Greater Clearwater also has a growing high tech corridor providing jobs for many inhabitants. Years ago this area was considered the location of many retirement communities. Now it has good jobs to support growing families moving to the area.

The Clearwater area has one of the lowest crime rates in the United States, making it a great place to raise a family or take a vacation. The weather is beautiful with warm summers and mild winters. It is sunny 90% of the time. Anywhere in the city and county you are never more than 20 minutes from the ocean or beach.

There are many different types of housing in Clearwater ranging from older middle class housing to new luxury housing to beach front condominiums. 

Currently many opportunities are available in the market place. Because of the changing economy and mortgage climate there is a large selection of properties for sale. Prices have moderated and good deals can be bought. But despite the downturn the market is active with many sales happening every day. The inventory of houses is being gradually bought up. This is a great time to buy because when the oversupply gets bought up prices are going to increase and as Pinellas county is surrounded by water there is no room to build more.

This is a good time to buy real estate in Clearwater. There may not ever be an opportunity like this again.
