Have you been thinking of building a brand new home? Worried that you'll pay too much? Terrified that they won't build the home you want? Are you scared of losing the investment that you have been saving for years all because you might choose the wrong home builder?

While these worries are all valid there is no reason to worry as long as you have the right information. With the right knowledge you will avoid many of the complications that may come up when building a new home. You won't need to worry about a poor quality job, missed deadlines, or dealing with an unstable company.

What do you need to know to pick the right home builder?

Well, the information below is all you need to make an educated decision. (It's important that you don't skip any of these tips since they are all ways to qualify the perfect home builder.)

Start with Referrals... There is no better way to find a home builder than to get a referral from a loved one. Ask everyone you trust. Go to family members, and friends to see if any of them have ever used a home builder in your area. After that check with the neighbors. You will come up with a list of home builders that you can choose from.

After you have a list of home builders start qualifying each of them. Ask for referrals that they might have. These referrals should be clients that they have completed homes for and will vouch for their job performance. Be wary of any company that does not have any referrals.

Find out what type of promises they are making... You are going to hear a lot of promises and bragging. Each builder is going to want to entice you to choose them. However, you need to focus on the promises they put on paper since the others have no guarantees. Find out what type of warranty they offer as well as what services they provide after the completion of the home. (Remember that the better warranties only show how much more confident that builder is in their work compared to the others who have less enticing warranties.)

Know what they are capable of... Some builders claim they know all about building a home. You need to research and find out if they are telling the truth. The best way to do this is to ask how long they have been in the industry and how long they have been in business. The longer they have been building homes the more experience they have picked up along the way.

Then you will want to find out how much experience they have in what they specialize in. First ask them what they specialize in. (This is to make sure what they do matches with what you want.) Next, see how long they have been building these types of homes. Again the longer they have been building the more experience they have.

Now that you have the knowledge you need go out and make your dream house a reality. Just make sure to use the information above to avoid any devastating complications. Good luck!
