Unlike the flood of Work from Home opportunities such as envelope stuffing, filing medical forms, processing emails or MLM schemes that promise ‘get rich over night’, processing FHA mortgage insurance refunds is a viable work from home opportunity.

Processing FHA insurance refunds is a real job that was originated by the Federal Government to assist them in finding and returning unclaimed mortgage insurance refunds to individuals who once had an FHA mortgage insurance policy when they purchased their home.

This FHA insurance premium could have cost the homeowner up to

2.5% of their loan amount at time of purchase. However, this insurance terminates if homeowner paid off their mortgage early, sold their home or refinanced their home with a non-FHA loan.

As a result, the homeowner maybe due a prorated amount of the insurance premium as a refund. By the time HUD/FHA discovers or is informed to terminate the insurance policy, the homeowner likely has moved on. The Government attempts to contact these homeowners by mail to return their refund, but with limited success. As a result, there are more than 100,000 individuals owed refunds totaling over $120m.in an account.

Admittedly this opportunity has gotten a bad rap from a number of companies and individuals who have abused this opportunity in the following manner.

· Claim or advertise themselves as an Official Representative of HUD/FHA.

· Mislead people in that as a Tracer works for HUD/FHA and will be paid by the Government.

· Present themselves as an employment agency and have a job available. For a finder’s fee, the individual will be merely sent a few forms and how to contact HUD/FHA.

· Many have re scripted material for supposed Manuals but are not Unclaimed Asset professionals. Plus offer no support.

Good luck to all. This is just one of a number of viable Work from Home Opportunities one can be successful with effort and organization. Thomas Tuke is owner of American Refund Services specializing in helping others recover all types of unclaimed property, assets, refunds nationally. http://americanrefundservices.com/

Try the FEDERAL TRADE COMMISSION for the consumer this site might be able to give you the info you are looking for. If not try the BETTER BUSINESS BUREAU in your city, state and find out if they have a listing and if there were any complaints, etc..Hope this helps, good luck and God bless, Brenda

I was contacted on the phone by a company about finding people that were owed government refunds. I assume this is what it was. I was and am afraid that it is another scam. Is there a way to contact the FHA directly to work directly for them instead of going through a second party? Georganna from Pennsylvania.

Georganna, I don't believe the majority of third party processors are scammers. I believe this is a service offered. Could you find out about your refund yourself? Yes, but it is time-consuming and annoying having to go thru the red tape of the government, and you may not know exactly how to go about it, what forms to use, etc. A third party processor offers you their services as a convenience to you; just as carpet layers and auto mechanics do. Could you put down your own carpeting or repair your own car? Yes...some could. But it is often better to hire someone who can provide that particular service to you. Same with HUD/FHA processors. I don't agree with some of the high fees they charge (30% of the refund??? come on!) , but if you deal with someone who charges a reasonable fee for their time-consuming services, using a third party to locate your funds can be a WIN-WIN situation for everybody. Hope this helps.

I was contacted by a company also, via automated recording about becoming an independent government insurance processor. They wanted me to pay $69 fee so I was sceptical because there was very little information available.

I was contacted by what I believe is the same people as Heidi did you ever submit an application online. I was asked for the 69.00 fee and also found out you pay another fee for your state list. I'm not sure it's legit, but I will find out!

I was contacted by a company, via automated recording regarding the 3rd party government recovery program. They wanted me to pay $69 fee so I was sceptical because there was very little information available. Is this really legit?

Be careful of a few companies that contact you by mail or by phone. They deliver no material of any value. These companies merely hire telemarketers who are paid a % for each sale and even will ask for your credit card info over the phone.

The FHA tracing is a legitimate opportunity. Be sure the Company has a website, a Contact email and all payments are made thru a known ecommerce processor such as PayPal.

I too was contacted by a company, via automated recording regarding the 3rd party government recovery program. Since I have hurt my back and need to stay home for a few months I thought I would try and earn some money while at home. They wanted me to pay $69 fee for the package. I asked one simple question which was how many people were using the same list over and over. I asked how valid the list was and I did not like the answer I was provided so I simply said goodbye.

Hey Guy's,you all have nothing to worry about, cause I have worked as a third party tracer and have earned a good living doing this from home. You just have to make sure all your paper work looks professional, and that you have a 1-800 number where they can call you back with questions.I would also suggest you don't ask for the 25% up front.Make sure they understand that they must pay this fee once the refund is processed. You can even have the people's check go straight to your home address until you recieve your 25% check...good luck

Hi all....very interesting comments from all of you.....I have been researching the refund recovery for FHA and found this article on the Fed Trade Commision site... email me for the entire site URL and I will give it to you. The here is a breif part of the article to give you an idea on what the article covers : The initiative also involves action by HUD and the FTC against companies and individuals -- called tracers -- that charge homebuyers 10 to 30 percent of their refunds to obtain the refunds. Tracer fees often reach hundreds of dollars per refund and sometimes top $1,000. Tracers also recruit people, often on the Internet, who pay fees to become tracers -- although the newcomers usually lack access to information needed to succeed in the business.

But I recommend reading the entire article as it is an eye opener.

Makes me wonder about the comment and advetised sit above " AamericanRefundServices com "

Thanks.

Hi! I too was contacted over the phone; to work for a Goverment Third Party Recovery Program. Sounds good, but I am very skeptical as the rest of you. I really would love to work from home making the kind of money they offer. They offer like $460.00 for every costumer you reach and make a refund for. But I cannot afford to loose $69.00. Just curious, has anyonhe signed up for this? Is it true? Kathy Good Luck!

Hi! Just like most of you, I'm skeptical. Also, I have limited funds as I just lost my job. It seems everyone wants money, and once you have the "list" everyone else has the same list creating double, triple handling......

I have info that might open your eyes on things....this was skeptical for me also...$69 why should I have to pay...so I dug a little deeper and this refund thru HUD/FHA is absolutely free if the persons name is on the list. Check out usgovinfo about com Does HUD owe you a refund?

"My husband received three different calls and letters asking him for up to $600.00 to recover monies owed to him by HUD/HUD. I decided to find out what it was about and typed, refunds owed by FHA/HUD and found the usgovinfo with Does HUD owe you a refund? I entered my husband's name and there it was. He was owed $1200.00. The page also has the FHA/HUD number for you to call them directly and claim your money. I called and they told me that they had tried to send him the money to the address of the house we had sold a year before. They also advise you not to pay third parties to recover it since you can easily do it yourself. I would not do this as a work from home opportunity because I would feel that I am taking money from people that is rightfully theirs. FHA should have their own employees trace these people down as a commom courtesy since these people were their borrowers at some point.

Is it legit?, not so?, moral or not. Why should someone not pay for their ignorance? Somewhere along the line somebody must have indicated that an insurance refund may be owing and available. If it were not for services, how would we all exist? a Business point of view. Andy from the U P of MI

I received a call from a third party also however, I decided to research this Home-Based Program Opportunity. I worked from the State of CA for 28 years as a consultant in Education. Therefore, I am use to researching information. No, I will not pay a third party $69.00 when I can pay HUD $16.95 by money order not credit card. Yes, those people are scrammers. Do you have up-dated inquiries? JMP. CA.

I was recently laid off due to lack of work at a part time job I was doing since retiring in 2001. I couldn't survive on my Social Security and had to take a part time job. Now that I am again forced to live mainly on my Social Security allotment, I am seeking additional work again. I received a phone call advising me to pay the $69.00 to become a processor. I almost fell for the call but second thoughts persuaded me to look into this further. Now that I have researched it somewhat, I have been left with bad feelings pertaining this supposed oportunity. Isn't there anything legitiment out there anymore for people in my situation.
