The Important Role of Listing Photographs: Making First Impressions Count

If you take a look around online at all the interesting home listings there are available to look at, you'll likely notice a huge discrepancy between the images of the homes on the market.  While the images of the available homes may not be a direct reflection of the quality of the construction or the actual state of these properties, it can be hard for a buyer to see past the surface and look deeper into the state of a home.

It's easy to say "don't judge a book by its cover", but the reality is that we make that kind of assessment all the time; we call that "first impressions" and most of us try to make good ones, whether it be for ourselves or for a home that we're trying to sell.

It is true that some homes, just like some people, who do not make a good first impression really do have a lot going for them once you get to know them a little better; but many home buyers are looking through so many properties that the first impressions base on photographs often determine if the buyers go to tour a house at all.

The elements of listing photos that make a good first impression for most people are clarity, cleanliness, and well composed pictures. What I mean by clarity, in this context, is that the pictures are a good quality and well lit; dark grainy photos don't catch anyone's eye in a positive way.  

Cleanliness is pretty straightforward; clean your house before you take your listing photos.  A messy or dirty home tells a buyer that you don't care about your house and so you don't clean it, much less actually maintain it. There are many listing photos on the internet that show homes with clutter, garbage, dirty walls and carpets, and overgrown yards.  

Well composed pictures are also a big benefit to increasing interest with your online listings. A well composed listing photograph is often one where home staging strategies have been used to show off rooms to their best potential.  They often have a lot of the items removed from a room so that you can actually see the room and not just the furniture and stuff that the owner has collected in it.  These photos also do not have any people in them, detracting from the architecture.

Try looking for yourself through the online house listings at the photographs that accompany the listings; take note of the elements that you notice in the ones that look like homes that you'd like to visit yourself and the ones that you don't find inviting at all.  Make sure that your home's pictures have more in common with the inviting pictures.
