11 Overlooked "Must Do's" When Holding an Open House Event

Here are a few items and ideas to implement before your Open House. These are the most common overlooked tasks that Turn Off Buyers!

1. Empty Flyer Box - Make sure the flyer box is EMPTY only when you have an Open House Event! Yes... I said EMPTY! As in NO FLYERS IN THE BOX... This is the one and only time I recommend having and empty box. The main purpose of holding an open house is to invite your prospects into the home... hence, "OPEN HOUSE"... if flyers are in the box, well they can just grab the flyers and not walk in.Get them to walk into the home. Then it's "light's, camera, action" and a perfect chance to try to highlight the home and sell it to them. Moreover, having them come in gives you an opportunity to get their contact information in exchange for a listing flyer.

2. Signs Up and CLEANED! - We're all guilty of this; make sure your signs are immaculate and cleaned. Even the street signs have to be cleaned. Clean signs is a detail that makes a difference. Always have a rag and some 409, OXY-CLEAN, WINDEX and simply spend 5 minutes cleaning off your signs of dust and debris.

3. Front Door Trash Can For Booties! - Hospital booties are a GREAT, GREAT, GREAT idea! Keeps the carpets clean and the prospects from taking off their shoes. However, they booties get dirty quick and when the prospects take them off they usually just throw them onto the ground. This creates clutter and doesn't look attractive. Make sure you invest in a bulk order of booties and have a trashcan at the front door so each person has a fresh clean pair and when they are done, they simply throw them away!

4. Front Door Bench or Chair - Although the booties are a great idea, they are a pain to put on. Make sure you have a dedicated bench or chair that the prospects can sit on. (Attention: the stairs will NOT do!)

5. Back Door Booties and Chair - Well, having booties does you no good if the prospects walk out to the back yard, the walk back into the house with the booties on. Have a place for them to remove the booties to preview the back yard.

6. KABOOM The Bathroom! - Nothing turns prospects off more than a soapy, scum-filled glass shower. Spend a few minutes cleaning the soap scum and the shower doors. It will make your bathrooms shine!

7. Put Away The Shampoo - There is absolutely no good reason to know the homeowners' dandruff shampoo they prefer.  Simply remove all shower toiletries. Yes, even the lufa and foot scrubbing brush!

8. Turn On The Lights - This is the first "Open House 101″ rule, but one of the most common mistakes. Make sure to keep all the lights on. It makes your home brighter and it just looks nice. Yes, even during the day.

9. What Pets? - Keep all pet evidence AWAY! Put the dog food in a box deep in the garage and the cat litter far, far away! Not only are pet evidence unattractive, they can cause an allergic reaction to some prospects.

10. Glad Plug-in Are Your Friends - Keep your home smelling fresh and clean with mild air fresheners. Stick with one scent for the entire home.

11. Remove The Toilet Earings - Toilet bowl scrubbers, fuzzy lid covers, and plungers don't add lust and lure to buyers; find a hidden spot and put them away. There is nothing worse than seeing cleaning tools scattered around the toilet!
