Which programs work the best if you want to write your own contracts?

A lot of people come to me asking which forms, and contracts I use when i am buying and selling real-estate. Then of course they want to know all about my methods. Then how much money I make on each deal and so on and so forth. I used to care a little about telling people because I thought I would just be teaching my competition. Put then I realized most people will never achieve buying and selling real-estate. Then I stopped caring!

Why contract for deeds are good!

When you are looking to get started fast with little money to start with. Start buy narrowing down your search to just simply contract for deeds or people who may sell of contract. This is a sure fire way to get into the game. You narrow your search and YOU WRITE YOUR OWN CONTRACT OFFER! If you don't do this then you are at risk of what I call "getting burnt". (that means losing money) I myself use a contract writing program I downloaded online that works great! It also already has ever contract I need, and I can alter it any way I wish.

Why contract for deeds are bad!

Now at some point you may wish to start selling on contract. There are a lot of ugly stories floating around of people who had a horrible experience with that! This is because they did not write there own contract. If you write your own contract so that if the buyer goes into default you make MORE MONEY! Then you will not be so hard up when the do go into default. In case you are wondering the odds of a contract for deed going bad on you as the seller. Is one out of ten. It is only fitting that I have done ten contract for deeds now, and all but one went bad within 2 years! That's odd isn't it? I hate being a statistic though, so I tried to strengthen my criteria. No go though, the odds are still the same.

Always make money if they go bad on your contract!

Remember when you are going to sell or buy on contract you are always in the drivers seat! It is a good rule to live by. If you are in the drivers seat when doing a deal on either end, make sure you wrote your own contract so that you come out on top no matter what! Again I never hired a lawyer to write my contracts and I am not even that savvy of a writer. I just have a really good program that works wonders for me so that I come out on top!
