You’ve just closed the door on your third open house this month without even a nibble of an offer. Three other homes in your neighborhood sold almost as soon as the “For Sale" sign went up. Why isn’t your house selling? Before your frustration turns to despair, read on.

Here are five changes that will add to any home’s appeal and help you sell your house:

  1. Remodel your kitchen and bathroom. According to Remodeling Magazine, kitchen and bathroom upgrades provide the most return on investment (ROI) of any home improvements. In other words, they give you the greatest bang for your buck. While the word “remodeling" conjures up dollar signs – and lots of them – don’t worry! Improvements can be as simple as new cabinet facing and updated hardware. Your olive green paint and yellow doorknob might hold a special charm for you, but a potential homebuyer will probably find a fresh neutral paint color and classic hardware much more appealing.
  2. Plant a tree. Well, perhaps it’s a bit more involved than that, but not much! Without a doubt, first impressions reign supreme, and your home’s exterior provides the initial impression. So if your lawn looks as if a cactus might struggle for survival, consider adding a little greenery. And don’t stress out if you didn’t inherit Aunt Ethel’s green thumb. Plants such as hostas and daylilies are easy to grow and require little maintenance. Strategically placed, they will add warmth and appeal to your home’s exterior.
  3. Pick up a paintbrush. Few easy changes reap greater rewards than a new coat of paint. Particularly in older homes, a fresh paint job can perform wonders in brightening almost any space. Just remember, your tastes probably differ from a potential buyer’s, so the rule to live by regarding colors is neutral, neutral, neutral!
  4. Watch your step. Worn-out, stained, or torn carpets can be a turn-off to potential buyers. Replacing old carpets with fresh ones (remember neutral colors) will add new life to any room.
  5. A place for everything…. You’ve made the improvements recommended here and given your house a new lease on life. Now, don’t let clutter hide the facelift. The more open and spacious your home looks, the better. So the last thing to do is to clear away any clutter from shelves, tables, and countertops. Make room for potential buyers to imagine their own things filling those spaces. The more easily buyers can visualize the space as their own, the more appeal the home will have.
