There are five basic floor plan categories as follows:
Conventional Ranch Style
This is typified by a one story floor plan with all the bedrooms grouped in one wing, or one side of the home. There are no second floor rooms other than a possible expansion attic or bonus room
Split bedroom Ranch Home
A one story plan where the master bedroom is well separated from the other bedrooms on the main floor, usually on the opposite side from the other bedrooms
1-1/2 story, Farm Ranch, Cape Cod
Although known by different names around the country this is a floor plan where the master suite is on the first floor, but most of the other bedrooms are on the second floor. In some areas this is still called a two story, but the distinction is the first floor location of the master suite.
Two story
A floor plan where most of the bedrooms, including the master suite, are located on the second floor.
Multi-level
A potpourri of styles falls into this category. One could be a custom designed home to fit a difficult sloping lot. However, the most common are split-levels, split-foyers, high ranches and tri-levels. Most of these are hybrid combinations of ranches and two story plans, conceived by builders as cost-effective variations to the basic styles. Although still popular in some areas these have generally lost their universal appeal.
The choice of floor plan is a personal preference usually influenced by regional popularity and budget; each type of plan is also significantly affected by the type of foundation and your choice of exterior design.
